How long is your lease?

​Colonial Village only offers 12-month leases up front.

What are your application requirements?

​A completed application with an application fee is required. We perform a credit and criminal background check, employment/income verification (your rent cannot exceed 30% of your total household income) and landlord references must be done.

How much is the security deposit?

Your security deposit would either be $500 or one month's rent; it is contingent upon your credit background and rental history, so we won’t know for sure what you will owe until your applications been processed completely. 

Is there an application fee? Is it refundable?

Colonial Village has an application fee of $35.00 per person (anyone over 18 must apply). Application fees are non-refundable and are put toward the fees we incur to run your credit.

Do you accept Section 8 Housing?

​We accept anyone who meets our qualification criteria. This includes a credit and criminal background check, landlord references, and income verification. Your rent cannot exceed 30% of the total household income.

When is rent due and how can I pay my rent?

Rent is due on the 1st. Rent can be paid in the leasing office via check or money order or through our resident portal.

Is there a late fee for overdue payments?

There is a $100 late fee after the third of the month.

Is renter's insurance required?

​By the start of your lease, you are required to carry renters insurance and provide proof of insurance to the management office. Palmer feels that this policy not only protects our property but is also a great way to protect your belongings in case of a disaster at a low cost to you. The minimum policy that you are required to carry is $10,000 personal and $100,000 liability.

Are utilities included?

Your monthly rent includes heat, hot water, trash removal, sewer, parking. You will also have access to our amenities, which includes 2 pool outdoor pools, fitness center, tennis & basketball court, dog park and use of the clubhouse.

Are the apartments furnished? What is included?

No, but we can recommend furniture rental companies.

What are the hours for the fitness center?

The fitness center is open from 6 AM to 9 PM. 

Is storage included?

​Storage is available for $35.00 extra per month *effective 1/1/2021.

What property amenities are included?

Fitness center, clubhouse with billiards, tv and reading library, playground, two pools, tennis court and basketball courts and dog park.

Do you offer valet trash service? How is trash removal handled?

​Dumpsters are located throughout the property for residents to dispose of their trash.

Do you offer recycling?

We currently do not offer a recycling service.

Do you have free internet/WiFi? (Where is it available.)

​Free WiFi is available in our fitness center and clubroom.

What internet service options are available?

​Comcast or Consolidated Communications are local internet service options available to residents.

Are the apartments cable-ready?

The apartments are cable-ready, and residents can purchase cable service through Comcast.

Are there in-apartment washer/dryers?

The apartment homes at Colonial Village do not offer in-apartment washers/dryers, however, laundry facilities are located in each building.

Can I reserve the clubhouse for events?

​The clubhouse at Colonial Village is available to rent to residents with a refundable deposit.

Do you have package lockers/how do I get my packages?

​Colonial Village does accept and sign for packages.

Are you allowed to have grills?

​Colonial Village does not allow personal grills of any kind, though we have designated grilling areas available throughout the community.

What are pool hours and seasonal availability?

The pool is open from Memorial Day to Labor Day. The pool is open daily from 10 AM to 8 PM. 

Do you allow pets? What is the pet policy?

We are a pet-friendly community; however, we do have some breed restrictions. We do not have weight restrictions. Cats are an additional $35 per month per cat and dogs would be an additional $55 per month per dog. No more than 2 pets per apartment. All pets must be approved by management.

What is the parking situation? Is there a fee or permit required for parking? Is parking assigned?

Colonial Village has off-street parking available on a first-come-first-serve basis and a parking pass must be visible on your windshield. Parking passes are issued by the Management office. A one-bedroom apartment is issued one parking pass, and a two-bedroom is issued two parking passes.  Only registered lease holders may obtain a parking pass. 

What is the policy for guest parking?

​Guests may park on the street.

How do you handle snow removal?

During the winter months, each building has designated times when all vehicles must be removed from the residential parking lots. For any accumulating snow, your vehicle must be removed. 

I have a non-emergency maintenance issue. Who do I contact?

Colonial Village has a team of well-qualified maintenance professions that are available M-F 8:30 am – 4:30 pm. They are on-call of maintenance emergencies after hours and on weekends.

I have a noise complaint. Who do I contact?

What is the smoking policy?

​Colonial Village has designated non-smoking buildings.

I need emergency maintenance. Who do I call?

How far are you from downtown Manchester?

​Colonial Village is 1.3 miles from downtown Manchester.

Is there public transportation nearby?

Colonial Village has a city bus stop on the site.

Are you near any transportation routes? Which ones?

Colonial Village is convenient to 93 & 293.

What school district serves the community?

Manchester School District. Local schools: Webster Elementary, Hillside Middle School, and Central High School.
